A title companies role is to ensure the title of a property is legitimate. Title companies issue title insurance to protect sellers, lenders, and buyers from claims resulting from disputes over a title. By researching title history and paying off existing liens and judgments, most claims are resolved at the time of the transfer.
 
Title companies manage the closing process paying all claimants in full at closing. Attorney’s own and operate title companies. The attorney files legal documents at the county of record to complete the transfer establishing whom is the owner of record of the property.
